The Straight Talk

What to Know Before You Buy a New Furnace

The efficiency question comes up on every furnace replacement. The basic choice is 80% AFUE vs. 96% AFUE. An 80% AFUE furnace sends 20% of the heat from combustion out through the flue — that's the design. A 96% AFUE two-stage condensing furnace recovers most of that heat through a second heat exchanger, drops the exhaust temperature below 100°F (which is why it uses plastic PVC flue vents instead of metal), and typically runs 20–25% cheaper per BTU of heat delivered.

The payback period in Tulsa is faster than you'd think. Oklahoma Natural Gas rates are relatively low, but Tulsa's winter heating load — especially with January and February arctic blasts — runs the furnace hard. A homeowner moving from a 1998 80% AFUE unit to a new 96% AFUE two-stage unit in a 2,000 sq ft house can realistically save $200–$400 per year on gas. The price difference between the two units is typically $800–$1,500. That's 3–5 year payback before you account for the fact that the old furnace was probably also declining in efficiency.

The dual-fuel question is worth having if you're also looking at your AC. A dual-fuel system — heat pump outdoor unit + gas furnace air handler — gives you efficient heat pump operation down to around 30–35°F, with the gas furnace taking over below that threshold. Given that most Tulsa winter days are between 35°F and 60°F, the heat pump runs the majority of winter. Natural gas handles the hard freezes. PSO's heat pump rebate is $600–$1,400 on top of whatever you'd spend on a furnace alone. The math is worth running. See our heat pump installation page for a detailed breakdown.

Two-stage furnaces deserve a mention even if you don't go dual-fuel. A two-stage furnace runs at low fire (50–65% capacity) most of the time, and only kicks to high fire in extreme cold. This produces quieter operation, more even temperatures room-to-room, and better humidity control in spring. The single-stage furnace blasts on at 100%, heats the house fast, and shuts off — repeat all night. Two-stage is noticeably better in the living environment.

What the Installation Covers

In-home estimate with load calculation

We measure the home's heating load using Manual J — square footage, insulation, window area, ceiling height, and local design temperatures. Proper furnace sizing matters: an oversized furnace short-cycles and wears out faster; an undersized one can't keep up during a Tulsa ice storm at 15°F.

Gas line check and flue evaluation

We verify gas line sizing for the new equipment and inspect the existing flue. 96% AFUE condensing furnaces use plastic PVC vents instead of metal flue — sometimes requiring new penetrations through the home's exterior. We include any needed flue modifications in the quoted price.

Equipment removal and installation

Old furnace out, new furnace in. We pull the required mechanical permit, disconnect and disconnect the old unit safely, install the new furnace and air handler, connect gas and electrical, and run through commissioning before we leave.

Commissioning and combustion analysis

We set manifold gas pressure to spec, measure CO in flue gas (should be under 100 ppm air-free on a properly tuned furnace), verify airflow across the heat exchanger, and check the thermostat programming. We don't just fire it up and call it done.

Equipment registration

We register your furnace with the manufacturer within 60 days of installation. This activates the full warranty — typically 20-year heat exchanger, 10-year parts on Trane and Rheem; lifetime heat exchanger on Goodman. Registration has to happen; don't skip it.

Furnace Installation in Tulsa Homes: Local Realities

Tulsa's housing stock ranges from 1920s frame construction in older midtown neighborhoods to 2020s new builds in Jenks and Bixby. The older the home, the more likely you are to find ductwork that was originally sized for a different furnace — sometimes significantly different.

Homes built in the 1950s–1970s in south Tulsa neighborhoods often have gravity-fed duct systems that were retrofitted for forced air — large plenums with flex duct branches that were never quite right. Installing a modern variable-speed or two-stage furnace into a system with 30% duct leakage is like buying new tires for a car with a bad alignment. We assess the duct system at the estimate and include any needed improvements in the quote.

The two-stage vs. single-stage decision has another wrinkle in Tulsa: spring humidity. A two-stage furnace running at low fire for extended periods does a better job of circulating air through the AC coil in spring, which improves dehumidification. If your house feels clammy in April and May, furnace staging is part of the picture.

Financing is available on furnace installations — 0% APR for 12–18 months on qualifying systems. A $7,000 furnace installation at 0% over 18 months is $389/month. Most Tulsa homeowners save enough on their ONG bill to offset part of that. See our financing page for current programs.

What Drives Furnace Installation Cost

Keeps costs lower

  • 80% AFUE single-stage unit (simpler install)
  • Like-for-like replacement (same type of flue, same location)
  • Existing ductwork in good condition
  • Standard natural gas supply — no LP conversion needed

Pushes costs higher

  • 96% AFUE condensing furnace (new PVC flue penetrations)
  • Dual-fuel system (heat pump + furnace coordination)
  • Ductwork modifications or trunk line resizing
  • Difficult access — tight closet, crawl space, or attic location

Installations We Do Regularly in Tulsa

The end-of-life replacement: A 1997 Lennox 80% AFUE in a South Tulsa home with a cracked heat exchanger. Straight swap to a 96% AFUE two-stage Trane. PVC flue penetrations through the side of the house. Day-and-a-half job including duct sealing. ONG bill down 22% the following winter.

The dual-fuel upgrade: A Bixby homeowner with an aging AC and furnace — replaced both in fall. Heat pump outdoor unit (18 SEER2), matched Trane air handler with gas furnace backup, dual-fuel thermostat. PSO filed the heat pump rebate ($1,000 at 17.2 SEER2). Federal 25C credit on the heat pump portion. Home is now significantly cheaper to heat and cool.

The new construction install: A builder in Owasso coordinating HVAC on a 2,400 sq ft two-story. Manual J showed 3.5-ton AC and 80,000 BTU furnace — the builder originally spec'd 4-ton. We went with the correct size, ran the ductwork, commissioned the system, and pulled the permit for the final inspection.

Furnace Installation FAQ

How much does a new furnace cost in Tulsa?

$3,500–$8,500 for 80% AFUE; $4,500–$10,000 for 96% AFUE two-stage. Dual-fuel systems run higher. Free in-home estimate for your real number.

Should I get 80% or 96% AFUE?

For most Tulsa homes, 96% AFUE two-stage pays back in 4–6 years through lower gas bills and provides more even heat distribution. If budget is the constraint, we can install a quality 80% AFUE unit that still handles Oklahoma winters well.

What is a dual-fuel system?

Heat pump + gas furnace backup. The heat pump runs efficiently during mild weather; gas takes over when it gets below 30–35°F. Works well in Tulsa because most winter days are mild enough for heat pump operation. PSO rebates on heat pumps are $600–$1,400.

Do I need to replace the AC too?

Not necessarily. If the AC outdoor unit is solid, we can replace just the furnace/air handler side. If both systems are aging, replacing together saves labor. We assess both at the estimate.

Are there federal tax credits on a new furnace?

Yes. 96% AFUE furnaces qualify for the 25C Energy Efficient Home Improvement Credit — 30% of equipment cost, up to $600/year. Heat pump systems qualify for up to $2,000/year. Check with your tax professional.

Can I get financing?

Yes — 0% APR for 12–18 months on qualifying installations through Service Finance Company and Synchrony. See financing details.
