HVAC Maintenance & Tune-Ups in Tulsa
Two visits a year — spring AC, fall furnace — is all it takes to keep your system running through Oklahoma summers and winters. PSO pays up to $125 back on qualifying tune-ups. Schedule early; April slots fill before the heat season hits.
What a Real Tune-Up Actually Looks Like
A lot of companies advertise "$49 tune-ups" that amount to changing the filter and checking the thermostat. We don't do that. Our spring AC tune-up takes 60–90 minutes and includes actual measurements: refrigerant pressure readings, capacitor capacitance testing, delta-T across the evaporator coil, and condenser coil condition assessment. You get a written report of findings.
In Tulsa specifically, condenser coil cleaning is non-optional. Oklahoma's red clay dust is electrostatically attracted to aluminum condenser fins — same as pollen in spring. A coil that's 25% blocked raises system head pressure, which makes the compressor work harder, which shortens its life. We clean it, not just look at it.
The fall furnace tune-up has one component that overrides everything else: the heat exchanger inspection. A cracked heat exchanger leaks carbon monoxide. It's not visible from the outside of the furnace. We use a combustion analyzer, a camera, and a CO meter at the supply vents. This is standard on every fall tune-up — not an upsell item.
The warranty angle matters more than most homeowners realize. Trane, Carrier, and Lennox all require documented annual maintenance to maintain parts warranty coverage. On a 10-year compressor warranty that covers a $1,500–$3,000 part, skipping one tune-up can void the claim. We provide a written service report you can keep on file.

Full PSO rebate guideWhy HVAC Maintenance Matters More in Tulsa
Tulsa's climate runs your HVAC harder than most US markets. The cooling season is 6 months — mid-April through mid-October — and the system routinely sees 100°F+ outdoor temperatures. More runtime means more wear on compressors, capacitors, and fan motors. A capacitor that might last 12 years in Denver might fail in 6–8 years here.
Oklahoma's cottonwood season (late May through June) floods condenser coils with cottony fluff — it looks harmless but packs into fins like insulation. Red clay dust loads in behind it all summer. A condenser coil that hasn't been cleaned in two seasons can be 30–40% blocked. The compressor compensates by running hotter and longer. Every spring tune-up, we clean it.
For the fall furnace side: Tulsa's furnaces often sit unused from April through October. Igniters can develop cracks. Flame sensors oxidize. Pressure switch hoses can dry out and crack. Catching these before the first January hard freeze is the whole point. Nobody wants to find out their furnace doesn't work at 10 PM on a 15°F night.
The manufacturer warranty point is real and often overlooked. Check your system warranty paperwork — most require annual maintenance by a licensed HVAC contractor. We've seen homeowners denied warranty claims on compressor failures because they couldn't document annual service. The tune-up pays for itself if it keeps one warranty claim valid. What We Find on Tulsa Tune-Up Calls
The capacitor about to fail: A spring tune-up in South Tulsa (74133) on a 6-year-old Trane. Measured capacitance at 82% of rated value — within spec technically, but trending toward failure. Homeowner opted for proactive replacement ($89). No emergency call in July. Cost avoided: after-hours dispatch fee plus $150 service call at the worst possible time.
The cracked heat exchanger catch: A fall furnace tune-up in Broken Arrow on a 14-year-old Carrier. CO reading at the supply vent was 6 ppm — above zero, which means something is getting into the airstream. Camera confirmed a hairline crack in the secondary heat exchanger. System red-tagged; family replaced it within 48 hours. They had no headaches, no symptoms. CO doesn't announce itself.
The refrigerant discovery: A spring tune-up on a 2015 Goodman that the homeowner thought was running fine. Refrigerant pressure 12% low — slow leak from a valve core. Added refrigerant, found and sealed the valve leak. Had the homeowner waited, the system would have frozen up by late June and they would have called for an emergency repair instead of a $150 tune-up add-on.
HVAC Maintenance FAQ
What does a tune-up actually include?
Spring AC: refrigerant pressure check, coil cleaning, capacitor and contactor test, delta-T measurement, drain flush, thermostat check, written report. Fall furnace: heat exchanger and CO inspection, igniter and flame sensor service, gas pressure check, safety limit test, written report.
Does PSO pay for tune-ups?
Yes — up to $125 for a qualifying AC tune-up, $200 for a heat pump tune-up, from an approved contractor. Airo is approved. We file the rebate; you get the check.
When should I schedule in Tulsa?
Spring AC: March or April, before the heat season fills schedules. Fall furnace: September or October, before the first hard freeze. Don't wait until May for the AC — you'll compete with everyone else's emergency.
Do I really need it every year?
In Tulsa's climate, yes. Six months of hard cooling use plus heavy dust load means more wear than most markets. Also: manufacturer warranty coverage typically requires annual documented service. Skipping one year can cost you the warranty on a compressor replacement.
How long does it take?
60–90 minutes for a thorough tune-up. If we find something that needs repair, we'll discuss it with you before adding time or cost.
What if you find a problem during the tune-up?
We document it in the written report, explain what we found in plain language, give you the repair cost, and let you decide. We don't start any additional work without your go-ahead.
